Home inspection answers

What Happens If Mold Is Found During a Home Inspection?

If an inspection notes suspected mold or related moisture, clarify exactly what was observed, where it was found and what further evaluation is recommended. Investigate the water source and affected areas before treating the finding as a simple cleanup item. A visual observation or sample does not, by itself, settle the extent of the problem or the purchase decision.

What to do with the finding

Move from a report observation to a defined moisture investigation.

01

Read the observation

Distinguish visible staining, suspected growth, an odor and confirmed laboratory information.

02

Find the moisture question

Ask whether a leak, water entry, drainage or condensation concern needs further evaluation.

03

Understand access limits

Concealed spaces may leave the extent unknown. Ask what additional investigation is appropriate.

04

Define any sampling

Ask what a proposed sample would answer and who will interpret it.

05

Get the response plan

Discuss water-source repair and any appropriate remediation evaluation with qualified professionals.

06

Review your decision

Use the additional information and realistic estimates with your agent or advisers before the relevant deadline.

Clarify the report’s wording first

An inspector can describe visible conditions and recommend a focused evaluation without identifying every concealed condition or determining a species visually. Ask about the evidence and the reason for the recommendation. Supply available leak history, prior cleanup records and repairs so the next professional can evaluate the concern in context.

Make the follow-up address the underlying cause

Cleanup alone may leave the water question unresolved. Understand what the proposed work covers, which areas could not be evaluated and how any follow-up will be documented. EPA notes that visible mold often does not require sampling and that no federal airborne mold limit exists. Confirm what any proposed testing would contribute to your decision.

Questions to discuss before the inspection

Does suspected mold prove the home is unsafe?

The observation needs qualified evaluation and context. A visual inspection does not provide a medical assessment.

Should every concern be sampled?

Ask what specific question sampling would answer. Visible growth and a known moisture problem may call for action without routine sampling.

Does removing visible growth solve everything?

The moisture source and affected areas need to be understood. Obtain an appropriate plan and review its limits.
