Why Test for Radon?
Professional Radon Measurement

What is radon testing?

Radon testing measures the level of radon gas in a home during a defined test period. My City Home Inspector provides professional radon measurement for buyers and homeowners in Chattanooga, Knoxville, Nashville and Atlanta. Radon cannot be identified during a visual home inspection. A dedicated test provides measured results and a basis for deciding whether follow-up testing or a mitigation consultation is appropriate.

How It Works

How does professional radon testing work?

Tell the team about your property and any transaction deadline so the measurement period can be planned before the appointment is confirmed.

Plan Your Test

Share the property address, access arrangements and any closing deadline. Confirm the scope, price and measurement schedule with the team.

Prepare the Property

Follow the written preparation instructions and leave the equipment undisturbed. Required test conditions must be maintained throughout the measurement period.

Review the Results

Review the recorded radon level and the conditions documented with the test. Discuss any recommended follow-up testing or mitigation evaluation.

Scope and Expectations

What does a radon test include?

Confirm the agreed scope before scheduling. The test focuses on radon measurement; it does not replace a full home inspection or a mitigation service.

What should you expect from your radon test results?

A separate measurement

Radon testing answers a question a visual inspection cannot resolve.

Conditions matter

Changes to ventilation or interference with the equipment can affect the usefulness of the result.

A defined test period

The result reflects the measurement period. Radon levels can vary, and follow-up testing may be appropriate.

Useful documentation

Keep the results with your property records and discuss any recommendations with the relevant professional.

Understanding Your Results

What radon level requires action?

EPA recommends reducing radon when a home's level reaches 4 pCi/L or higher, and considering reduction between 2 and 4 pCi/L. These are action guidelines, not a guarantee of safety below a cutoff.

Radon results and EPA guidance
Measured levelHow to interpret it
Below 2 pCi/LBelow EPA's range for considering reduction. Keep the test record; a short-term result does not describe every future condition in the home.
2 to less than 4 pCi/LEPA recommends considering radon reduction. Discuss the test conditions and appropriate next steps.
4 pCi/L or higherEPA recommends fixing the home to lower radon. Review whether confirmation testing is appropriate and consult a qualified mitigation professional.

How long does a radon test take?

Allow at least 48 hours for the measurement period under EPA guidance; some devices require longer. Confirm equipment access, collection and report timing before relying on a date for your transaction.

How should I prepare for a short-term test?

Follow the tester's written instructions. For tests shorter than four days, EPA calls for closed-house conditions for at least 12 hours beforehand and during testing. Normal entry and exit is allowed. Leave the equipment in place.

Radon Testing FAQs

Radon testing: cost, timing and preparation

Is radon testing included in a standard home inspection?

Radon testing has its own scope and may be selected alongside a home inspection or requested separately. Confirm the services included in your quote before scheduling.

How long should I allow for a radon test?

EPA guidance calls for at least 48 hours of measurement, and some devices require longer. Confirm the actual duration, equipment collection and reporting schedule with the team; the test is not completed during a typical inspection visit.

How do I prepare my home for testing?

Follow the tester's written instructions. Short-term testing commonly requires closed-house conditions before and during the test, while allowing normal entry and exit. Do not move or interfere with the equipment.

What happens if the result is elevated?

EPA recommends lowering radon at 4 pCi/L or higher and considering reduction between 2 and 4 pCi/L. Review your test results with the team and discuss confirmation testing or a mitigation evaluation as appropriate. Testing and mitigation are separate services.

Can I add radon testing to a Nashville inspection?

Yes. My City Home Inspector provides radon testing in Nashville, as well as Chattanooga, Knoxville and Atlanta. Use the Inspection Planner to request the service and confirm local availability.

How much does professional radon testing cost?

Request a quote for your property and confirm whether the test is paired with a home inspection or booked separately. Ask for the full order total, including any applicable travel or standalone-service charges, and the expected reporting schedule.

Does radon testing include mitigation?

No. Testing measures the radon level; mitigation is work to reduce it. A testing appointment does not include installation of a radon-reduction system.

Can a neighbor's radon result tell me whether my home needs testing?

A result from another property does not measure the radon level in your home. Request a property-specific test rather than relying on a nearby home's result.
