What Does Water Testing Include?
What Is Water Quality Testing?

Water Quality Testing Measures Selected Characteristics and Contaminants in a Water Sample.

Water quality testing is the collection and analysis of a water sample for selected parameters. The purpose is to answer a specific question about the property’s water—whether that means checking a private well, evaluating water during a home purchase, investigating an odor or appearance concern, or confirming selected water-quality characteristics.

Test a property’s water instead of relying on appearance alone
Select water tests based on the source and concern
Support buyer due diligence with water-quality data
Investigate changes in taste, odor, color or clarity
Evaluate private-well water when testing is appropriate
Receive organized results for the parameters tested
Water Quality Testing Process

How Water Quality Testing Works.

The service focuses on the water sample: identify the testing need, collect the sample, analyze the selected parameters, and review the reported results.

1. Choose the Water Test

Match the test panel to the water source, property and reason for testing.

2. Collect the Water Sample

Collect the sample using the appropriate container and sampling procedure for the selected test.

3. Analyze Selected Parameters

The collected sample is analyzed for the parameters included in the requested water test.

4. Review the Water Test Results

Use the reported values to understand whether further evaluation or treatment discussion is appropriate.

What Can Water Quality Testing Check?

Common Water Quality Parameters We Can Include in Testing.

Testing panels vary. Select the exact parameters based on the property’s water source and the question the client needs the water quality test to answer.

Bacteria Selected microbiological testing when included in the requested panel.
Nitrates / Nitrites Common private-well testing parameters where appropriate.
Lead Useful when plumbing materials, fixtures or other conditions raise a lead concern.
pH Measures how acidic or alkaline the sampled water is.
Hardness Measures minerals associated with hard-water conditions.
Iron Can help investigate staining, metallic taste or other water-quality concerns.
Manganese Can be included when source conditions or water characteristics warrant it.
Additional Parameters Other testing may be selected based on the water source and client concern.
Important: a “water quality test” is not one universal test for every possible contaminant. The usefulness of the service depends on selecting the appropriate parameters for the property and concern.
Well Water Testing vs. Municipal Water Testing

Water Testing Should Match the Property’s Water Source.

Private well water testing: commonly used to evaluate selected microbiological, nitrate, mineral or other source-related parameters.
Municipal water testing: can be useful when the concern relates to plumbing, fixtures, taste, odor, appearance or a specific parameter at the property.
Real-estate water testing: can be added to buyer due diligence when the property’s water source or transaction calls for it.
The water source changes the testing strategy.

A useful water-quality testing page should not imply that every property needs the same panel. The requested parameters should follow the source and the actual question being investigated.

When Should You Test Your Water?

Common Reasons to Schedule Water Quality Testing.

Before buying a property with a private well
When the water develops a new taste, odor, color or clarity issue
After significant well-system or plumbing changes
When a specific contaminant or mineral concern needs investigation
When transaction, lender or local requirements call for selected water testing
When an existing treatment system needs before-and-after comparison testing
Understanding Water Quality Test Results

What Happens After the Water Sample Is Tested?

The next step depends on what was tested and what the reported result shows. Water testing gives you data; the appropriate response depends on the specific parameter and property.

Result Within the Expected Range

The report documents the measured value or laboratory finding for the tested parameter. Keep the result with the property records and retest when conditions or guidance warrant it.

Elevated or Abnormal Result

An elevated result may justify confirmation testing, plumbing evaluation, well-system evaluation or consultation with an appropriate water-treatment professional depending on the parameter.

Testing Limitation or Inconclusive Question

If the selected panel does not answer the original concern, additional water-quality testing may be appropriate rather than assuming an untested parameter is acceptable.

Water Quality Testing FAQs

View all FAQs →
What does water quality testing include?
Water quality testing begins with collecting a water sample and analyzing it for the selected parameters included in the requested test. The exact panel can vary based on the water source, property type, transaction needs and client concerns.
Can you test both private well water and municipal water?
Yes. Water quality testing can be useful for both private well water and municipal water. The parameters selected should match the source and the reason for testing.
What can water quality testing check for?
Depending on the selected test panel, water testing may evaluate bacteria, nitrates, lead, pH, hardness, iron, manganese and other parameters. Not every water-quality test includes every contaminant or characteristic.
When should I schedule water quality testing?
Testing is commonly requested when buying a property, when using a private well, after changes in taste, odor or appearance, after plumbing or well-system changes, or when a specific water-quality concern needs to be investigated.
How long does it take to receive water test results?
Turnaround depends on the laboratory, the selected testing panel and the parameters being analyzed. The expected timing should be confirmed when the test is scheduled.
What happens if a water test shows an elevated or abnormal result?
The result should be reviewed in the context of the tested parameter and applicable guidance. Depending on the finding, additional sampling, plumbing evaluation, well-system evaluation, filtration or water-treatment consultation may be appropriate.
