What to Do After a Bad Home Inspection

After an inspection with significant findings, read the complete report, clarify the important observations, arrange recommended specialist evaluations and obtain realistic estimates. Review that information with your agent before the relevant decision deadline. Avoid making a decision from the word “bad,” the defect count or an unsupported repair guess.

A practical sequence after the report

Turn an unsettling report into a clear set of next steps.

01

Read the detail

Review the photographs, system notes and access limitations attached to significant findings.

02

Ask the inspector

Clarify what was observed, why it matters and which questions are outside the visual scope.

03

Prioritize the open issues

Separate safety, active damage, major repairs and specialist questions from routine maintenance.

04

Arrange specialists

Request the appropriate evaluation and written repair information where recommended.

05

Review the transaction

Discuss the report, estimates and agreement with your agent or other advisers.

06

Document follow-up

Keep responses, repair records and any focused reinspection report together.

Make a short list of what you still need to know

For each significant issue, write down the missing answer, the professional needed and your decision date. This helps prevent one alarming photograph from dominating a wider set of findings. Ask about inaccessible areas too: the absence of an observation is not the same as an evaluation where access was unavailable.

Use estimates and responses before deciding

A contractor’s diagnosis or engineer’s opinion can change the meaning of a report observation. Get the necessary information in time to use it, and discuss any transaction options with the appropriate adviser. If work is promised or completed, keep the scope and documentation and ask what a focused recheck can verify.

Questions to discuss after the inspection

Does the seller have to repair every item?

An inspection does not itself create a repair obligation. Discuss your agreement and options with your adviser.

Can the inspector estimate every repair?

A home inspection is not a comprehensive contractor quote. Obtain appropriate specialist estimates.

Should repaired items be reinspected?

Ask about a focused follow-up and its access limits. Some concealed work also needs suitable documentation.
