Sort the findings by what needs investigation and a decision.
01Safety observations
Ask about the location, affected system and recommended professional. Do not attempt to test a reported hazard yourself.
02Active water entry
Establish where water enters, what may be damaged and whether a proposed fix addresses the water source.
03Structural questions
Movement indicators and damaged load-bearing components can need an engineer’s evaluation. A visual report cannot determine every cause.
04Major system concerns
Electrical, plumbing, HVAC and roofing findings may require specialist diagnosis and a realistic estimate before your decision.
05Concealed or inaccessible areas
An important area that could not be evaluated remains an unresolved question. Ask what additional access would make possible.
06Unclear repair history
Request available repair documentation and ask whether the reported concern is still present or warrants a focused recheck.
