Home inspection answers

What to Check Before Buying a Newly Built Home

Before buying a newly built home, check the inspection stage, access, operational readiness, visible construction concerns, exterior water management and the process for documenting builder responses. Arrange independent inspection early enough to review the findings before handover. A cosmetic walkthrough and a completed-home inspection answer different questions.

What to establish before handover

Use a stage-specific checklist for a new-build decision.

01

Build stage

Find out whether an early framing and rough-in inspection is still possible or whether walls are already finished.

02

Utilities and readiness

Confirm which finished systems will be installed, available and safe to operate at the appointment.

03

Roof and enclosure

Review accessible roofing, flashing, openings and exterior installation observations within the inspection scope.

04

Grading and drainage

Discuss the visible route of rainwater around the home, including gutters and the ground near the foundation.

05

Documented responses

Keep report references, photographs and builder responses together so concerns can be followed through.

06

Warranty documents

Obtain the actual warranty terms and notice process before assuming a future visit resolves all handover questions.

Plan around visibility, not just the closing date

A pre-drywall visit can observe components that become concealed. A completed-home inspection can evaluate finished systems that were unavailable earlier. If you are buying a home already close to handover, ask what is ready and what is still incomplete. Have the report describe the limits so you know whether a later check is needed.

Track technical findings alongside the punch list

Keep cosmetic completion items and technical observations organized so each receives the right response. Ask the builder how concerns will be handled and whether accessible repairs can be checked again. Save repair documents and follow-up reports. An independent inspection complements the construction process without certifying every hidden component or replacing official inspections.

Questions to discuss before the inspection

Should I inspect a home that is brand new?

An independent inspection can document visible concerns and limitations even when the home has never been occupied.

What if construction is not finished?

Confirm which scope can be completed and what will be limited. Ask about an appropriate later visit.

Can I rely only on the builder walkthrough?

Review its purpose and scope. Ask whether a separate technical inspection would answer questions beyond cosmetic handover items.

Sources and inspection scope

An independent home inspection gives the buyer a property-condition review; it does not replace municipal code inspections, an appraisal, the builder’s warranty process, or specialist evaluation when the report recommends one. For consumer and scope guidance, review the Consumer Financial Protection Bureau’s home-inspection guidance, the Tennessee Home Inspector Licensing Program rules and laws, and the ASHI Standard of Practice. The inspection agreement and the home’s stage of completion determine what can actually be observed.
